We buy, lease and sell single family homes .


Our residents want to own the place they call home sometime within the  next 12,18 up ot 24 months, but they aren's ready (or qualified) to apply for a home loan today.


We step in and buy home, lease the home and agreed to give our families the opportunity to buy the home without any 12 page "rent to own" contracts


Unlike traditioanal landlords, we are want our residents to buy their dream home when the time is right!


In the meantime, they work with mortgage & credit professionals to get mortgage ready.


When the time is right, the families submit a serious offer with an earnest money deposit of atleast $1000,

It's almost impossible for mom & pop investors (busy professionals) to make any profits in today's rapidly changing real estate climate.


Equity Participation is a great way for both the real estate investor and the private lender to make a profit in today's real estate climate.


When 2 individuals shake hands and agree to share in the equity (profits) of a real estate investing deal.


Both agree on the terms and conditions of a promissory note and mortgage/deed of trust.


All legal docs required by the residing state (where the property is located) are drafted by the real estate attorney


With fix & flips deals the start time and the sale time is around 3 to 6 months.


With rent now sell later deals the start time and the sale time is anywhere from 12, 18 up to 24  months


We partner up with private lenders, we passionally call our private lenders,

Home Equity Partners.


Our Home Equity Partners are the banks for all our rentals, not joint venture partners



Syndications are generally interested in commercial deals.

We are not a syndication, all our homes are individually owned and operated.


With joint ventures both parties share in the upside and the downside of a deal .

If the home's value and cash flow increaes or decreases both parties celebrate.


With Home Equity Partnerships our private lenders are the bank, we pay a nominal  interest rate and share our profits with the private lender when the home sells.  


*With all real estate funding deals the bank always get paid first.



S.M.A.R.T Works

Specific - we buy single family homes to lease & sell to deserving families.

Mearsurable - we only buy single family homes  that cash flow from day one.

Acheivable - we buy all our homes with cash offers, which demands a discount.

Realistic - we only buy from motivated sellers in appreicating & cash flowing markets .

Time Bound - we sell the homes within the first 12,18 up to 24 months of the signed lease date. 


Our Home Equity Partners funds up to 75% of the ARV (after repair value).


In some deals, we ask our home equity partners to buy the property along with the closing cost.


In other deals, we ask our home partners to fund the rehab or minor renovations.


The promissory note & mortgage are drafted by the real estate attorney.


We never receive any funds directly from our home equity partners.


All funds are wired directly to the real attorney's office (trust account set up for business purposes)


Life Happens

We ask for a 60 - 90 day written notice (known as an option call) (if possible)


The home equity partner foreits the equity shares and receives all interest due.


Both the the home equity partner and the real estate investor should keep the lines of communicationa open and discuss any changes before making any final decisons


No Foreclosures Allowed 


We include a quit claim clause in the paperwork. All legal documents, mutual agreements are drafted by the real estate attorney. 


The quit claim clause says, if his deal goes south and we not keep our end of bargain as a lost resort , we are willing to hand over the property to avoid a timely and very costly foreclosure.


The one time onboarding fee is an administrative fee.
